Mission, Texas occupies the western portion of the McAllen MSA… the fastest growing MSA in Texas Tremendous growth in population and investments in the Mission area are happening now! In addition to the 1 million inhabitants on the American side of the Rio Grande River, Mission, Texas is just minutes north of the 2 million residents of Reynosa and Matamoros, popular manufacturing centers in Northern Mexico.

Mission has already prepared the infrastructure necessary for the manufacturing, warehousing and transportation industries looking to expand or relocate. This explosive growth has created tremendous opportunities for Retail Business. New arrivals include Advance Auto Parts and The Home Depot. Recent companies to complete their Mission expansion or relocation to the area include: Vanity Fair, T-Mobile, Panasonic, Black and Decker, Frito Lay and many others. In short, Mission, Texas is booming.

The Mission Economic Development Authority commissioned a study of the Mission Retail Trade Area by the Buxton Group. Their study utilized CommunityID, a program that is designed specifically for use in community economic development initiatives.

In the Retail Site Determination, Buxton examined the potential for Mission, TX to attract new retailers and restaurants. It was determined that the retail site located at the intersection of Shary & Business 83, in the eastern portion of the city, has a potential to attract new retailers and restaurants. The site has high traffic counts from Business 83 and would appeal to restaurants and retailers that target a variety of segments. Overall, this Mission, TX site is well situated to attract a quality mix of desired retailers and restaurants.

This figure depicts the trade area for the potential site. The area consists of a ten-minute drive time polygon, determined by Buxton's proprietary drive-time technology. There are an estimated 48,012 households that fall within this trade area. Segment 41 (Close-Knit Families) accounts for almost half of the total households in this trade area.

17 STARS AND STRIPES - This segment's population consists of young families with children. They live primarily in urban and suburban areas, have slightly above average median household incomes, and work in blue-collar occupations. They are likely to eat at quick service hamburger restaurants, frequent convenience stores, and play video games.

40 TRYING METRO TIMES - Young single parents and seniors make up this segment. They live in urban and suburban areas and are typically renters. This segment's population is more likely than average to shop at convenience stores and use prepaid calling cards. They have made several furniture and appliance purchases in the last year.

41 CLOSE-KNIT FAMILIES - These families consist of young adults with children. They are typically renters living in urban areas. This segment tends to eat at fast-food restaurants and use non-traditional banking services. Close-Knit Families are likely to listen to contemporary hits radio and enjoy daytime television.

Average Daily Traffic Counts
The highest traffic count for the potential site is located along Business 83. Traffic counts near the site should reach around 10,870 vehicles per day.
